Retail – Delivery of Landlord Services
We have a wealth of knowledge and experience in the installation and commissioning of mechanical, electrical, and public health systems for the retail and leisure sectors over the last 20 years.
We have successfully completed a diverse range of projects within the retail sector for various large-scale clients, particularly within some of the larger-profile shopping centres within the UK.
The range of services we provide for our Clients ranges from amalgamation/separation of retail units to MEP design for the landlord mall areas and upgraded utilities including new onsite substations, diversions of existing services and strip-out of units.
On behalf of the client, we also undertake Tenant fit-out reviews. This is invaluable to the various centres as they have the confidence and the comfort that the tenant MEP systems being installed within their system are thoroughly reviewed to comply with both current regulations and the centre’s specific technical services handbooks. We work alongside the centre managing agents to ensure that the new tenants’ services are installed to a high standard and provide suitable life safety within the centre.
Our expertise in this field allows us to design and implement tailored solutions that meet the specific needs and requirements of each individual project while ensuring the comfort and safety of all those who use these facilities.
03 / An example of our work
Retail – Harrods Beauty
DSSR’s involvement in this development was to split an existing large-scale unit of 140,000 sqft (formerly House of Fraser) into 4 separate retail units, 1 being earmarked for a new anchor tenant at the centre in H (Harrods) Beauty.
DSSR was appointed to survey the existing unit and identify all services to be safely stripped out and provide MEP Design for the new landlord services to the 4 new potential retail units. This design includes a new 1600kVA substation to provide ample supplies for the new incoming tenant to the large-scale retail units. We were also responsible for providing the 4 new units with new connections for sprinklers, water, drainage, and fire alarm from the existing landlord’s infrastructure.
Our involvement also includes the review and survey of the Tenant fit-out package. This provides the client with the assurance that the tenant is installing services within their building which are designed and installed in accordance with all the relevant British standards, building regulations and the specific retailer’s technical tenant handbook.
