Our role in the project

DSSR provided MEP design for the CAT B fit-out of Hymans Robertson’s new 14,700 ft² office space across two levels of the BREEAM Outstanding and NABERS 5-Star rated 30 Semple Street building.

Sustainable Synergy at 30 Semple Street

DSSR recently supported Hymans Robertson, a leading independent pensions and investment advisory firm, in their strategic move to 30 Semple Street in Edinburgh’s Exchange District. This design & build with novation was a repeat commission as we also provided the MEP design for the Hymans Robertson Glasgow office in 2020.

As the first tenant to commit to this flagship development, Hymans Robertson leased the newly added fifth and sixth floors, occupying 14,700 ft2 of prime office space complete with panoramic roof-top terraces.

The selection of 30 Semple Street was driven by a desire to align the workspace with Hymans Robertson’s priorities as a B Corp-certified firm. The building is widely recognised as one of the greenest in Scotland. By retaining the original frame rather than demolishing it, the redevelopment saved 3,300 tons of CO2, which represents over 50% of the carbon required for reconstruction.

The building boasts Scotland’s first BREEAM ‘Outstanding’ rating, a design-reviewed NABERS 5* target, and a Platinum AirScore. Fossil fuel boilers have been replaced with clean heat systems, and the facility prioritises occupant health through natural ventilation and extensive active travel amenities.

DSSR’s Role: Bridging Design and Construction

The interior fit-out was ambitious, designed to achieve a SKA Gold rating. The works included high-performance acoustic panelling, feature lighting, moss walls, and bespoke joinery.

The project presented some logistical challenges for the MEP design as the tenant’s CAT B (fit-out) design was undertaken concurrently with the ongoing CAT A (base build) construction phase. The risk of discrepancies between the consultant’s design drawings, used as the basis for the CAT B design, and the emerging as-built installations was recognised, requiring more regular site investigations to validate the proposed designs against actual on-site conditions. This enabled the early identification of potential issues and facilitated precise coordination between the CAT A contractor and the CAT B design team.

This proactive approach ensured the seamless integration of services and protected the integrity of the design. The result is a high-quality, sustainable workspace that maximises the stunning views of Edinburgh Castle while delivering on the rigorous environmental standards demanded by both the tenant and the building’s credentials.

Light-filled spaces and open layouts create an uplifting atmosphere, while natural elements and textures bring a sense of calm and focus. Flexible zones cater to different working styles – whether collaborating in vibrant hubs or concentrating in quiet areas ‒ giving people the freedom to choose how they work. Fresh air through operable windows adds comfort and control.

Distinct features such as multi-purpose breakout hubs, wellness areas and inviting social spaces foster a sense of community and pride. Thoughtful circulation and curated communal areas strengthen belonging and engagement.

The impact is clear. Staff describe feeling:
