Refurbishment of an existing office space into an HTM-compliant Orthopaedics centre (OrthTeam) for Spire Healthcare.

Expanding Orthopaedic Capacity Through Refurbishment

DSSR supported the transformation of an existing first-floor office space within the Spire OrthTeam facility in Manchester into a modern, HTM-compliant orthopaedic centre. Delivered for Spire Healthcare, the project formed part of a wider strategy to expand clinical capacity and enhance patient services within the building. Working alongside Sheppard Robson Architects and the wider design team, DSSR ensured the new environment aligned with healthcare standards while maintaining a high-quality, contemporary finish appropriate for private care settings.

Full-Scope MEP Design from Concept to Completion

Acting as Mechanical and Electrical design consultants from feasibility through to handover in May 2026, DSSR delivered a fully coordinated MEP, public health, and sustainable design solution. The design incorporated specialist healthcare ventilation, lighting, and power systems tailored to orthopaedic use, while integrating seamlessly within the architectural vision. Collaboration with key stakeholders, including the contractor and project manager, ensured that all services were delivered efficiently and in line with programme requirements.

Overcoming Spatial Constraints Within Existing Fabric

A primary challenge was the integration of complex building services within a constrained ceiling void, compounded by existing structural steel columns. DSSR utilised detailed Revit coordination and careful spatial planning to route services effectively without compromising performance or compliance. This approach enabled the team to maintain required clearances, achieve HTM standards, and avoid costly structural alterations, demonstrating a pragmatic and buildable design solution.

Innovative and Efficient Building Services Integration

The project incorporated a cabinet-style air handling unit to provide efficient ventilation within limited space, alongside daylight dimming lighting controls to enhance energy performance and occupant comfort. DSSR also maximised the use of existing heating and chilled water infrastructure, reducing both capital cost and carbon impact. The final outcome delivers a high-performing orthopaedic facility that balances clinical functionality, energy efficiency, and a refined patient environment.
